To rent or buy an apartment in Barcelona: What is the decision?

The solution is not a quadratic price, but a four-piece one: how long you come to Spain, how much money you have, how much you're willing to change the rules, how short a horizon makes the purchase expensive: one-time taxes and fees take away a part of the price you cannot return on sale; a long horizon protects you from rent increases, but it does not protect you from other risks.

We don't recommend investments and we don't judge what's best for you personally, but below is how to collect the numbers from official sources and not make the wrong assumptions. apartment or room in Barcelona.

What's the cost of buying at the entrance?

The main item of expenditure is tax. For secondary housing in Catalonia, ITP 10% for a value up to 600,000 y, higher than the average rate on the scale with 11%, 12% and 13% for a value of the price. [4]IVA 10% and AJD 1.5% [5][12]I. More detailed information on the purchase of taxes.

To feel the scale, take the price of the market, not the market price, but the price of the price of the housing contract in Barcelona in the first quarter of 2026 was 1,137.35 per month. [3]So the tax for every 100,000 I'm worth is comparable to about nine months' payments, which is arithmetic, not the conclusion that it's more profitable.

The notary and register represent a small fraction, with Real Decreto 1426/1989 and 1427/1989 basic range for the price of 300,000 I am about 388 I and 205 I after 5% discount. Notarian expenditureBuyer pays separately for gestoría, mortgage evaluation, service connection and insurance [5][7].

What is the cost of rent at the entrance and during the period?

The mortgage is equal to one month's rent, the additional security for a dwelling contract of up to 5 years is not more than two monthly payments, and the renter pays the agency's costs and the contract is paid by the lessor. [1]The renter pays for utilities such as water, light and gas, and the cost of comunidad and taxes such as IBI is only paid to the lessee if the contract so provides. [10].

Generalitat recommends that the monthly lease not exceed one third of your income and the mortgage payment of 35 per cent of family income [6][11]These benchmarks are needed to test the budget, not the price forecast.

What does it mean to risk rules: rent and buy

The lease in Barcelona is regulated at three levels. LAU sets the time limit, bail and limits of the guarantees. Since 2024, the new rent limit has been in force in the Tensionado zones, Barcelona is part of the first zone, announced on 16 March 2024 for three years, with the possibility of an annual extension. [2][13]The new rent may not exceed the last rent in five years with indexation, and if the dwelling has not been rented or the owner of the gran testor, the reference index is valid [2]Catalonia previously restricted the rent to its law, but the Tribunal Constitutional declared the Llei 11/2020 part invalid. [9]The limit now is based on the State law and the Generalitat decision on the zones.

The rules change quickly. Watch the BOE: the rules on temporary leases and IVA changed in October 2026.

The purchase is also subject to the law. [4]Special 20% rate introduced for gran testor [4]You can't count taxes once and for all.

Does buying a dwelling permit, and how does it affect choice?

No. Ley Orgánica 1/025 has revoked article 63-67 Ley 14/2013 on investor visas since 3 April 2025, so the purchase of a residence permit or the right to renew it as an investor [8]If your status depends on the duration of the permit, such as the DNV, look, How many years DNVs are issued:: The permit period is useful to compare with the purchase horizon. How can we make a decision?

  1. Identify the horizon. How long you stay and what it depends on: the permit period, the job, the family.
  2. Count the one-time purchase costs. ITP or IVA and AJD at Agéncia Tributeria de Catalunya, plus notary, roster and gestoría [4][5].
  3. Check budget against benchmarks. Rent up to one third of income, mortgage up to 35 per cent [6][11].
  4. Check the lease rules on your address. Does the municipality enter the Tenssionado area, what is the last rent and who owns it? [2].
  5. Check your status. Purchase does not grant residence permits and the tax consequences of possession depend on residence [8].
  6. Make two scenarios. What if the rent rules change, what if you have to sell it early?
  7. Show the math to the specialist. A contract lawyer, a tax guest.

What illusions are preventing us from deciding?

  • "The arena is a waste of money." The owner also pays: purchase taxes, maintenance costs, IBI, comunidad, and only the tenant carries them under a contract. [10].
  • "The purchase will grant a residence permit." No, the circuit is closed. [8].
  • "Leases are forever." Declaración is issued for three years and is renewed annually [2].
  • "The purchase tax is the same for all." There are basic housing benefits for the secondary and 20% for the gran tenedor. [4].
  • "The mortgage shall cover all expenses." Bank takes over part, but ITP tax and buyer pays the price. [7][5].
  • "You can buy and hand over to tourists." In Barcelona, the tourist licence will end in 2028, see the following table: giving up the apartment to tourists.
